Please note that this calculation is inclusive of the set up fee however this can alternatively be made as a "one off" payment and therefore not included in the mortgage calculation. Figures given on this calculator do not include any higher lending charge that may be applicable.

Associated terms and conditions of mortgage products:

  • £350 set up fee is payable on completion of your mortgage.
  • £150 transfer fee applies if transferring from one GCU mortgage product to another GCU mortgage product.
  • Higher Lending Charge applies where Loan to Valuation is greater than 85% - see below for details.
  • Fixed rate mortgages only available for amounts of 40,000 and over.

Please note: GCU can provide mortgages up to a maximum of 90% of the property value

Tiered charges as follows:
Borrowing to valuation:

  • 85% to less than 90% - 0.5% Higher Lending Charge.
  • 90% to less than 95% - 1.0% Higher Lending Charge

Early Repayment
Early repayment charges apply for fixed rate mortgage products - see below for details.
Tired charges for fixed rate products apply as follows:

For 2 year rate product

  • From date of loan first anniversary: 2% of initial loan plus £125 discharge fee.
  • From date of loan first anniversary to date of second anniversary: 1% of initial loan plus £125 discharge fee.

For 5 year rate product

  • From date of loan first anniversary: 5% of initial loan plus £125 discharge fee.
  • From date of loan first anniversary to date of second anniversary: 4% of initial loan plus £125 discharge fee.
  • From date of loan second anniversary to date of third anniversary: 3% of initial loan plus £125 discharge fee.
  • From date of loan third anniversary to date of forth anniversary: 2% of initial loan plus £125 discharge fee.
  • From date of loan forth anniversary to date of fifth anniversary: 1% of initial loan plus £125 discharge fee.

Standard variable rate

  • £ 150 is payable if more than 75% of the loan is repaid within the first 12 months, plus 125 Discharge fee.
